Selling with Us

Before arranging a current sales market appraisal we suggest that you thoroughly check the condition of your property and make any necessary repairs or alterations. It is also important that you locate the deeds to the property before it is put on the market.

Market Appraisal

Relo Redac Strattons will offer you a current market appraisal and recommend a quoting price at which to market your property. We always suggest that you obtain at least two further independent appraisals to allow the property to be placed on the market at a level that will maximise its value and yet be attractive to potential purchasers. It is also essential to appoint a solicitor to handle the sale. This is called conveyancing. Your consultant can also recommend a reputable legal representative if required.

On receiving your instructions to sell the property, we will fully market your property to ensure maximum coverage and exposure. We will require an Energy Performance Certificate for your home which is a legal requirement. Our service includes floor plans, colour photos, advertising in magazines together with all the major property internet sites and on our own bespoke website. With your permission we will also install a "For Sale" board outside your property. Your consultant will be able to discuss the range of marketing methods available.

Viewings and Offers

Our specialist estate agency software will automatically match registered buyers to your property and immediately provide you with a list of potential buyers. Your consultant will contact any potential buyers and arrange to conduct as many viewings as possible with suitable buyers having checked heir status including their ability to afford your property and if they are in any chains. On receiving an offer for your property, we will contact you by phone, email and post. Apart from negotiating the sale price on your behalf, your consultant will also liaise between solicitors and assist in arranging a date for exchange of contracts and completion thereafter.

Sales Completion

Once a sale has been agreed by both the seller and the buyer, the solicitors for both parties will prepare the necessary documentation. On exchange of contracts, the buyer will usually pay a deposit of between 5-10% of the purchase price, and a completion date will be agreed by all parties when ownership is transferred. Congratulations. You have successfully sold your property!

Expenses involved in the selling process include:

  • Energy Performance Certificate
  • Agent's fees
  • Moving costs
  • Storage
  • Solicitor's fees

Top Selling Tips

To ensure a smooth selling process, we suggest you consider the following:

  • Don't allow the decor to reflect your personality by overaccessorising your property for viewings.
  • First impressions are very important. Ensure that rooms are light and bright to make prospective buyers feel welcome. An inviting home is a saleable home.
  • Ensure that all utilities including electricity, gas and water have safe fittings and supply routes to prevent problems later.
  • The correct pricing is the key to a successful sale. Information from the Land Registry as to property prices achieved in your road or your block of flats is freely available on the web.
  • To avoid disappointment, make sure that your selling price is achievable.
